Why clients appoint Baclands

  • 01

One contractor for planned and responsive work

Appointments run as ongoing maintenance contracts, with scope, responsibilities and service levels agreed at the outset, or as individual instructions for a single repair.

  • 02

    Compliance kept current

Gas safety checks by Gas Safe registered engineers, electrical installations inspected to BS 7671, and fire alarms, emergency lighting and fire doors maintained at the required intervals.

  • 03

Defects diagnosed before they are repaired

Problems such as water ingress are traced to their true source before anything is opened up, so the repair lasts and disruption is kept to a minimum.

  • 04

    Every visit recorded

Certificates and the full service history are kept and reported, so the records are ready whenever an inspection, a sale or a claim requires them.

Frequently asked questions

How quickly do you respond to urgent repairs?

We respond to urgent repairs, including out of hours, either directly or through our partner contractors, so a property is never left without cover.

How do you charge?

A moderate call-out fee covers attendance and diagnosis, and the repair itself is then carried out for a fixed price agreed with you. Where the problem is clearly described beforehand, we can often price the work in advance.

Can you provide landlord safety certificates?

Yes. Gas safety checks are carried out by Gas Safe registered engineers, electrical installations are inspected and certified to BS 7671, and smoke and carbon monoxide alarms, fire alarms and emergency lighting are tested and recorded.

Do you arrange access with tenants?

Yes. We arrange access with occupants directly, with proper notice, so owners and agents do not have to coordinate visits themselves.

What records will I receive?

Every visit, test and certificate is recorded, and the service history is kept and reported, ready for inspections, licensing, a sale or an insurance claim.
