Full, householder, change of use, prior approval and listed building applications, managed from pre-application advice to decision and the discharge of conditions. Each scheme is tested against the NPPF and the local plan before it is submitted.
Permitted development
Permitted development rights are checked before any application is made, and lawful development certificates are obtained where the rights apply.
Technical drawings
Measured existing drawings, and proposed plans, sections and elevations drawn to scale, issued under revision control as the design develops.
Building Regulations approval
Full plans packages prepared to the Approved Documents, with wall, floor, roof and junction build-ups each traced to the requirement it satisfies, and officer comments answered with revised drawings.
Development appraisal
Build cost, fees, finance and end value set out in one model, so the viability of a scheme is clear before money is committed to design.
Fire, acoustic, ventilation and drainage
Specialist strategies prepared with consultants and carried through to Building Control, including drainage to Approved Document H and soakaway strategies.
Listed buildings and conservation areas
Heritage significance assessed and protected in the design, with listed building consent sought alongside the planning application where it is required.
Principal designer and party wall
Pre-construction health and safety coordinated under the CDM Regulations 2015, and Party Wall notices and agreements prepared where work affects a neighbour.
