An investigation-led remediation of persistent water ingress through the flat roof of a commercial building, locating the defect precisely before any intrusive work began.

Water ingress through flat roofs is one of the most common building defects, and one of the most frequently misdiagnosed. Baclands was appointed to investigate recurring ingress into the commercial space below and deliver a lasting repair.

We took an investigation-led approach: systematic testing to isolate the point of entry, targeted opening-up of the roof build-up, repair of the waterproofing into sound existing membrane, and verification before reinstatement.

Lessons from the project

  • Diagnose before repairing. Water often travels across the deck before it appears inside, so visible damage rarely marks the defect.
  • Targeted opening-up keeps cost and disruption down while exposing enough to repair into sound material.
  • Verify before reinstating. Every repair is proven watertight before finishes are relaid.
  • Document every stage. A complete photographic record protects the client, their insurer and the long-term maintenance file.
