Director-led, measured first.
Baclands is a London property and construction firm. The director who surveys and prices your job is the one who runs it on site as principal contractor. You have a clear point of contact from the first visit to handover.
One team across the whole life of a building
Baclands operates as a general contractor, bringing together a regular core team and an established network of specialist trades. We coordinate surveys, design inputs, procurement and construction, with maintenance support where appointed.
We work for councils and housing providers, managing agents, landlords, developers and homeowners across London and the South East.
Software we built because the job needed it
Clients see it as faster quotes, fewer surprises on site and a complete record at handover.
BuilderMind
Site operations platform. Progress, photographs and receipts sent by WhatsApp are filed against the job and the programme, and decisions are flagged.
Appraisal engine
One model for build cost, fees, finance and values, so a feasibility answer takes days and every figure has a source.
Planning checks
AI-assisted review of planning history and permitted-development rights, checked by us before advice is given.
Digital handover
One link at completion: scan, drawings, certificates, warranties and the health and safety file.
Company credentials. Qualified people. Specialist support.
Our company registrations, insurance, workforce training and specialist trade arrangements are brought together here. We work with our own team and a network of contractors and subcontractors, matched to the requirements of each project.
Company registrations and insurance
Workforce qualifications and site readiness
We deliver through our own team and a network of specialist contractors and subcontractors, appointed for the work each project needs. Ask for role-specific cards, training records and certificates for the people and businesses appointed to your project.
Trade qualifications and site cards
Role-appropriate CSCS or partner-scheme cards, alongside the relevant trade qualifications, including NVQ Level 2 or Level 3 where applicable. Evidence relates to the individual and the work they will undertake.
Site management and supervision
SMSTS (Site Management Safety Training Scheme) for site management and SSSTS (Site Supervision Safety Training Scheme) for supervision, where required for the appointment. Request the named manager or supervisor's training record and current certificate.
First aid and task-specific safety training
First Aid at Work or Emergency First Aid at Work, including relevant Level 3 awards, with cover suited to the site's first-aid needs. Other training is matched to the task, such as working at height, asbestos awareness, manual handling or the equipment being used.
The project team’s training schedule can identify course titles, awarding organisations and certificate expiry dates. Qualifications vary by role; these are not a blanket list held by every operative.
Individual cards and certificates are shared for project checks on request. Personal card numbers are not published on this website.
Our specialist trade network
We work with specialist contractors and subcontractors who are vetted and approved for the work involved. Relevant qualifications, registrations and insurance are checked before appointment. Baclands coordinates their work and brings the required certificates and records together at handover.
The documents required depend on the agreed scope and approval route. We agree the relevant checks, inspections and certificates before the work starts.
Electrical installations and testing
Electrical Installation Certificates or Minor Electrical Installation Works Certificates, as appropriate to the work, with the relevant inspection and test results. An Electrical Installation Condition Report (EICR) records the condition of an existing installation; it is a separate service from certification of new work.
Where Building Regulations notification is required, the applicable route is agreed with the appointed contractor. This may be through their competent person scheme registration, such as NICEIC or NAPIT, or through building control.
Gas and heating
Gas work is assigned to a Gas Safe registered business and an engineer qualified for the appliance and type of work. The specialist provides the applicable commissioning records and Building Regulations notification. Landlord gas safety records are arranged where included in the brief.
Other heating systems have their own commissioning and approval requirements, agreed with the relevant specialist.
Air conditioning, heat pumps and ventilation
System commissioning and performance records are specified for the installation. Work involving F-gas refrigerants requires the appropriate individual qualifications and company certification where applicable.
Where MCS certification is needed for the chosen scheme or funding route, that requirement is agreed before appointment and the relevant certified installer is identified.
Replacement windows and doors
For eligible replacement installations, Building Regulations compliance may be certified through the appointed installer's scheme, such as FENSA or CERTASS. Work outside that scheme's scope follows the appropriate building control route. Product information, guarantees and installation records form part of the agreed handover.
Fire alarms, emergency lighting and passive fire protection
Specialists provide the design, installation, testing or commissioning records relevant to their appointed scope. Fire-door and fire-stopping work is supported by the specified product, installation and inspection records.
Where the contract requires third-party certification, the appointed business must hold the relevant certification for that work. We agree the evidence required for the project before appointment.
Structural work and building control
Structural design information, calculations and any agreed engineer's inspections are coordinated with the appointed designer. Building control inspections and completion documentation follow the applicable approval process.
A trade certificate covers its defined scope; it does not replace any separate Building Regulations approval or completion requirements.
Join our supply chain
Subcontractors, specialist trades and suppliers: introduce your business for future projects across London and the South East.
Introductions are reviewed against project needs. Appointments are subject to checks and an agreed scope; registering interest does not guarantee work.
Policies and compliance documents
Health and safety, modern slavery, environmental standards, equality and the way we handle concerns. All policies are approved by the Director and reviewed every year.
