Baseline emissions footprint
The baseline is the year 1 July 2025 to 30 June 2026, the company's first full financial year with complete operating records. Total emissions are 3.35 tCO2e.
The footprint uses the operational control approach. It covers the homes Bacland Limited lets where it pays the energy bills, and business travel. Homes where tenants pay their own bills are excluded. Construction sites are excluded because the site owner holds the energy supply. Some figures are estimated where meter readings were not available.

Business travel is by electric vehicle. There are no employees other than the director, whose site travel is counted under business travel, so commuting is nil. The company does not sell or transport goods, so downstream transportation does not apply. Deliveries are included in suppliers' prices and are not separately measured. In the baseline year, site waste was removed by subcontractors or paid for directly by clients, so no waste records were held; waste transfer notes are collected for every job from 2026/27 and will be reported from next year.
Current emissions reporting
This is the first plan, so the reporting year is the baseline year and current emissions are the same: Scope 1 1.56 tCO2e, Scope 2 1.52 tCO2e, Scope 3 0.27 tCO2e, total 3.35 tCO2e. Future plans will compare each year against this baseline.
Emissions reduction targets
We aim to cut Scope 1 and 2 emissions by 30% by 30 June 2030, from 3.08 tCO2e to 2.16 tCO2e, on the way to Net Zero by 2050. Progress will be reported against the baseline each year.

Carbon reduction projects
Completed
- Fabric upgrades to let homes: homes have been upgraded with insulation and LED lighting, and newer homes in the portfolio are built to high energy ratings.
- Electric business travel: business travel is by electric car.
- Electric vans for local work: electric vans are hired from a partner for local deliveries and small collections wherever possible.
- Digital surveys: 3D measured surveys reduce repeat site visits and let materials be ordered to measured quantities, cutting over-ordering and waste.
Planned
- Record the mileage of every electric van hire, so van use is reported each year.
- Collect waste transfer notes for every job, including waste removed by subcontractors, to report waste emissions and recycling rates.
- Install smart meters where homes still rely on estimated readings, so usage is measured.
- Move electricity at homes where we pay the bills to renewable tariffs at the next renewal.
- Keep every let home at EPC C or better, ahead of the 2030 standard for rented homes.
- Work with property owners on low-carbon heating, such as heat pumps, when existing boilers reach the end of their life.
These measures will be in effect when performing contracts.
Declaration and sign off
This Carbon Reduction Plan has been completed in accordance with PPN 006 and associated guidance and reporting standard for Carbon Reduction Plans.
Emissions have been reported and recorded in accordance with the published reporting standard for Carbon Reduction Plans and the GHG Reporting Protocol corporate standard, and use the appropriate Government emission conversion factors for greenhouse gas company reporting.
Scope 1 and Scope 2 emissions have been reported in accordance with SECR requirements, and the required subset of Scope 3 emissions has been reported in accordance with the published reporting standard for Carbon Reduction Plans and the Corporate Value Chain (Scope 3) Standard.
This Carbon Reduction Plan has been reviewed and signed off by the board of directors (or equivalent management body).
