Multi-storey residential · Houses · Commercial premises

Electrical and building services

Design, installation and certification of electrical and mechanical services, from a single dwelling to the main distribution of a multi-storey residential block.

What this work involves

  • Distribution design to BS 7671: maximum demand, diversity, voltage drop and fault-level calculations
  • Submains, rising mains and final circuits for dwellings, landlord areas, lifts and life-safety systems
  • Containment and cable routes planned around compartmentation, with every penetration fire-stopped to a tested detail
  • Condition assessment of existing switchgear and busbars, retaining serviceable equipment where testing supports it
  • Underfloor heating, mechanical ventilation and air conditioning, coordinated with the electrical design
  • Inspection, testing and certification, with as-installed records for the building file

Planning, approvals and technical drawings

Drawings and applications prepared in-house, from the first planning submission through to Building Control approval.

What this work involves

  • Planning applications: full, householder, change of use, prior approval and listed-building consent, from pre-application advice to decision
  • Planning conditions discharged and legal agreement obligations tracked through to completion
  • Measured existing drawings, and proposed plans, sections and elevations drawn to scale
  • Building Regulations full plans packages, with wall, floor, roof and junction build-ups each traced to the Approved Document it satisfies
  • Fire, acoustic, ventilation and drainage strategies coordinated with specialist consultants and Building Control
  • Officer and Building Control comments answered, with revised drawings issued under revision control

Conversions and change of use

Commercial and under-used buildings converted into self-contained homes, with design and construction under a single point of responsibility.

What this work involves

  • Principal designer and principal contractor duties under CDM 2015
  • Structural alterations designed with the engineer and verified through Building Control inspection
  • Fire strategy to Approved Document B: floor compartmentation, protected escape routes and smoke ventilation
  • Separating walls and floors detailed to Approved Document E, including resiliently isolated ceilings
  • Ventilation, heating and energy performance to Approved Documents F and L
  • Utility connections secured early, keeping supplier lead times off the critical path

Refurbishment, extensions and alterations

Homes extended, remodelled and upgraded, including period properties where the existing fabric must be understood before it is altered.

What this work involves

  • Extensions, loft and garage conversions, and structural remodelling to open up living space
  • Steelwork, padstones and foundations designed with the engineer and inspected at each stage
  • Kitchens, bathrooms and wet rooms, with waterproofing and extract ventilation detailed to suit
  • Domestic passenger and platform lifts: specification, structural integration and installation
  • Damp diagnosis, insulation and fabric upgrades that keep traditional construction breathable
  • Planning, Building Regulations and Party Wall Act procedures managed on the client’s behalf

Roofing, repairs and reinstatement

Defects diagnosed before anything is opened up, then put right with the least disruption to the building and the people in it.

What this work involves

  • Diagnosis of water ingress, tracing the true point of entry rather than where the water appears
  • Flat and pitched roof repairs and replacement, carried out externally wherever possible
  • Reinstatement after water and fire damage, from ceilings and linings through to finishes
  • Condition reports and photographic records prepared to the standard insurers and warranty providers require

Feasibility and development appraisal

Independent, evidence-based advice on whether a scheme is viable, before money is committed to design.

What this work involves

  • Planning and heritage due diligence, including the status of existing and lapsed consents
  • Alternative end uses tested against local sales and rental evidence
  • Residual appraisal covering build cost, professional fees, finance and end values, with every assumption sourced
  • Sensitivity testing and independent review before advice is issued

Residential landlord

We lease homes from their owners and operate them as the landlord for the full term: letting, upkeep and compliance are our responsibility, not the owner’s.

What this work involves

  • Tenants referenced and right-to-rent checks completed before any agreement is signed
  • Deposits protected in a government-approved scheme, with prescribed information served on time
  • Statutory safety obligations kept current: gas safety, electrical condition reports, EPCs, and smoke and carbon monoxide alarms
  • HMO licences obtained and their conditions maintained, including fire safety, amenity and room standards
  • Inventories and schedules of condition at the start and end of every tenancy
  • Repairs answered promptly, supported by planned maintenance and periodic inspections
  • A fixed rent paid to the owner, and the property returned in the condition it was taken

These summaries draw on work across many projects, so no individual client or building is described. Project references and case studies are provided to shortlisted clients on request.
