Works to listed buildings demand a careful balance between modern performance requirements and the protection of historic fabric. Baclands was engaged to advise on proposed works to a Grade II listed civic building, helping the project team establish what could be achieved, which consents would be required and how the works should be delivered.

Our advice covered the significance of the existing fabric, the consent strategy for listed building consent alongside the Building Regulations, appropriate materials and repair methods, and the sequencing needed to protect the building throughout the works.

Lessons from the project

  • Understand significance first. A clear view of what makes the building special shapes every decision that follows.
  • Listed building consent applies to the interior as well as the exterior, and to works that would need no permission elsewhere.
  • Specify like for like. Traditional construction, such as lime-based mortars and renders, must be repaired with compatible materials.
  • Early engagement with the conservation officer reduces programme risk and avoids costly redesign.
