Construction, conversions and refurbishment in London

New-build, conversions, refurbishment and extensions across London and the South East, delivered by one principal contractor under one contract, with a single programme and one point of contact from first survey to handover.

Why clients appoint Baclands

  • 01

    Director-led from survey to handover

The director who surveys and prices your project is the one who runs it on site as principal contractor. Decisions are made quickly, by someone who knows the job.

  • 02

Design and build in one team

Planning, technical drawings and Building Regulations approval are prepared in-house, so the design is resolved before work starts and nothing is lost between consultants and site.

  • 03

A fixed price, and no surprises

Every project is priced against an agreed scope, programme and payment stages. Any change is priced and agreed before it is carried out.

  • 04

One record of the finished building

At handover you receive the certificates, warranties, health and safety file and an as-built scan of the building, together, in one digital record.

What we build

New-build homes and developments

New dwellings and residential developments delivered from groundworks to completion. Because planning, drawings and Building Regulations approval are prepared in-house, the scheme reaches site fully designed and ready to price with confidence.

Office-to-residential and change of use

Commercial and under-used buildings converted into self-contained homes, with fire and acoustic separation designed in from the start. Utility connections are arranged early so that supplier lead times stay off the critical path.

Refurbishment

Strip-out and full refurbishment of houses, flats and commercial space, including fabric upgrades, insulation, kitchens and bathrooms, with the existing building surveyed and understood before it is altered.

Extensions and loft conversions

Rear, side and loft extensions, with the structure designed with the engineer, Building Control handled in-house, and Party Wall notices and awards in place before any work affects a neighbour.

Structural alterations and reinstatement

New openings, steelwork and foundations, and the reinstatement of buildings after fire or flood, with each stage inspected and recorded for the building file.

Commercial and public buildings

Fit-out, repairs and planned works for commercial and public-sector clients.

We work for councils and housing providers, housing associations, managing agents, landlords, developers, owner-occupiers and homeowners across London and the South East.

Frequently asked questions

How do you price a project, and what happens if things change?

Every project is priced against an agreed scope of works, with a programme and payment stages set out in our quote. If the scope changes, the variation is priced and agreed with you before the work is carried out, so there are no surprises in the final account.

How long will my project take?

Every project is different, so the duration is set out in the programme that accompanies our quote. It is agreed before work starts and reported against every week.

Do I need planning permission or Building Regulations approval?

Many projects need one or both. We check permitted development rights first, then prepare and manage the planning application and Building Regulations package in-house, so approvals and construction run as one process.

Can we stay in the property while the work is done?

For minor works we can usually work around you. Where work is structural or would make the building unsafe to occupy, it is safer and faster for the space to be vacated. We agree the right arrangement with you before work starts.

Is your work guaranteed?

All our work is carried out with reasonable care and skill, as the law requires. Each contract includes a defects period after completion, during which we return to put right any defects, with a single point of contact throughout.
